Current Real Estate License Renewal Cycle (2022-2024)
The Pennsylvania State Real Estate Commission (SREC) grants and renews licenses in Pennsylvania. The Pennsylvania Association of Realtors® (PAR) is a membership organization. The renewal deadline for the current cycle is May 31, 2024.
Licensees must complete continuing education requirements prior to renewing their license. Requirements differ depending on when you were licensed.
If you were licensed before Dec. 1, 2021, you must complete at least three hours of the required 14 hours of continuing education in a topic that covers the responsibilities of the broker and the responsibilities of their licensees regarding property management, advertising and general supervision. UPDATE: The real estate license renewal process is now open. Update your contact information in PALS and start your renewal. Agents cannot renew until their broker completes their renewal.
Continuing Education Requirements for License Renewal
If you were licensed on or after Dec. 1, 2023, there are no continuing education requirements to renew your license, but your license must be renewed.
If you were licensed between Dec. 1, 2021, and Nov. 31, 2023, you must complete a specific set of two seven-hour continuing education courses (General Module and Residential Module, or Commercial Module for commercial practitioners).
All other licensees must complete 14 hours of continuing education courses, including 3 hours of approved required training set by the SREC. View a list of courses that meet this requirement on our education calendar.
Renewing Broker of Record/Broker Corporation Licenses
Brokerages with separate licenses for the brokerage corporation (RB) and broker of record (RM) will need to renew both licenses. Check your PALS account(s) to ensure that you have access to both licenses. If you do not have access to both, view information from SREC about personal and facility licenses.
The brokerage licenses must be renewed before agents working in their offices can renew their licenses.
For all brokerage licenses (RB, RBR, RM, RMR, LB, LBR, LM, LMR, RR, and MR license types) after June 1, 2024, the Pennsylvania State Real Estate Commission will no longer accept reactivation applications. If the license expires or is placed “Out of Business,” the broker must submit new initial applications for a new company and broker of record license. If the Pennsylvania State Real Estate Commission can tell that the company had a broker license within the last 30 days, then it will waive the inspection, but otherwise, all documentation and fees for the new licenses would need to be submitted. Broker sole proprietor licensees (RB) will still be able to reactivate rather than applying for a new license.
If you fail to renew your license, it impacts all of the licensees attached to your brokerage as well.

Renewing Real Estate Salesperson Licenses
- The Pennsylvania SREC sent an email to all real estate licensees on April 1, 2024. Licenses must be renewed by May 31, 2024.
- Agents cannot complete their renewal until their broker has renewed.
- No paper renewal applications will be accepted.
- Continuing education requirements must be complete prior to applying for real estate license renewal.
NOTE: The Pennsylvania State Real Estate Commission and the state Bureau of Professional and Occupational Affairs will NOT call licensees asking for payment over the phone. If you receive a call or text message asking for your credit card information, hang up. DO NOT give your personal or financial information over the phone.

Renewing Reciprocal Licenses
Real estate agents licensed in other states (Arkansas, Georgia, Louisiana, Maryland and Massachusetts) with a reciprocal license in Pennsylvania must also renew their Pennsylvania license as of May 31, 2024.
Real estate licensees who hold a reciprocal license from one of these six states only need to renew their license and do not need to complete Pennsylvania continuing education to renew but must meet the CE requirements in their home state. If licensees from other states not included in the reciprocal states hold licenses in Pennsylvania, they must take the Pennsylvania-required CE in order to renew their Pennsylvania real estate license.

How do I find my PALS username and password?
Submit a ticket to PALS help online. Once you submit a ticket, please allow at least 48 hours for a response. Submitting an additional request for the same issue will slow down response time. Do NOT call the Pennsylvania Association of Realtors®. PAR does not have access to PALS and cannot help you log into the system.
Where can I find the required course for this renewal cycle?

If my Pennsylvania license was issued based on having a license in New York, what do I need to do to renew it?
The Pennsylvania State Real Estate Commission no longer issues new licenses by reciprocity based on an applicant holding an active license in the state of New York. Those with active reciprocal licenses issued through New York licensure will be permitted to maintain that license as long as they remain in compliance with the reciprocity regulations.
I am getting a message that the broker hasn’t renewed. What should I do?
You can complete the form, but your license will be on hold until your broker renews. Contact your broker to ensure that they have renewed their license.
I tried to renew my license, but PALS says I need a “registration number from the board.” What does that mean?
The “board” in this message refers to the licensing board – the Pennsylvania State Real Estate Commission – not your state/local board or association of Realtors®. All licensees should receive an email from the Pennsylvania State Real Estate Commission with a registration number that is used for their license renewal. You cannot renew your license until after you receive that notice, which will be sent approximately 60 days prior to the renewal deadline (around the end of March). If you received that notice before about April 1 you likely need to wait for the renewal notice before you can proceed with the renewal process.
Where can I find transcripts for the continuing education courses I’ve taken?
There is no central location for all real estate licensees’ transcripts. The Pennsylvania State Real Estate Commission requires licensees to keep track of their continuing education credits. Individual schools issue their own transcripts. If you do not have a record, you must contact each real estate school where you completed courses. PAR does not maintain transcripts for other real estate schools.
Where can I find transcripts for the courses I took at Triple Play?
Triple Play Realtors® Convention transcripts are typically emailed in January following the convention. If you didn’t receive your individualized email with your login and password from PAR, use your member login to access and download the transcripts that you are eligible to receive on the course transcripts page.
